How to write a property listing description with AI

Most AI-written listings sound the same: 'nestled', 'boasting', 'entertainer's delight'. The fix is giving the AI the details buyers actually care about and banning the clichés up front.

How to do it

  1. Collect the raw facts: beds, baths, parking, land size, aspect, renovations, school zones, distance to transport and the one thing you'd tell a buyer at the open.
  2. Paste the prompt below into your AI tool and fill in the bracketed parts.
  3. Ask for three versions with different openings, then pick the strongest first line.
  4. Check every fact against your notes. AI sometimes invents features, like a pool that isn't there.
  5. Read it aloud once. If it doesn't sound like you, ask it to 'make this sound more like a local agent talking to a friend'.

Tips

  • Keep a document of your best past listings and paste one in as a style example.
